This is for all you sellers out there. We all know that this is a buyers market. If you take a look at our market statistics we posted in our last entry, you will see---there are still homes out there selling! If you are worried about your home selling, here are 8 quick fixes to increase the value of your home. Enjoy!
1. Buff up curb appeal. You want the potential buyers of your home to come and look on the inside. But in order to that, think about how your house looks from the outside in terms of landscape, front door knocker, paint, ect.
2. Enrich with color. We recommend soft colors that say "welcome" and that lead the eye from room to room.
3. Upgrade the kitchen and bathroom. These rooms can make or break a house. Add a cool appliance such as an espresso maker or maybe even a flat screen in the bathroom to mimic hotels.
4. Add old-world patina. We're talking crown molding six to nine inches in depth (depending on the size of the room)--think details!
5. Screen hardwood floors. Buyers favor wood over carpet and instead of refinishing (costly) screen, which involves light sanding, then a coat of finish. Wah-la!
6. Clean out, organize closets. Sort, sort, sort! Closets should only be half full so buyers can pictures their stuff fitting in.
7. Update window treatments. Think lots of light and beautiful views! That's what buyers want, not dated fancy-shmancy drapes that darken. Consider energy efficient shades and blinds.
8. Hire a home inspector. Be pro-active! Fix problems before you list the home and wait for buyers to offer kudos to you for being so responsible! Call your RE/MAX agent for a list of inspectors today!
